Buying property in Türkiye can open the way to both residency and citizenship for you and your family. Below is a summary of the current rules; regulations can change, so please check with our advisors before you act.
Turkish citizenship by property investment
- Minimum investment: property worth $400,000 (since June 2022)
- A 3-year no-sale annotation registered on the title deed
- Licensed valuation report and payment through the banking system
- Spouse and children under 18 receive citizenship too
- No requirement to live in Türkiye or give up your current citizenship
Residence permit through property (short-term residency)
- In metropolitan cities such as Istanbul the residential property must be worth at least $200,000, and $100,000 elsewhere (since October 2023)
- The permit is renewable and can be issued to family members
- Some neighbourhoods are closed to new foreign residents because of population caps — we check before you buy
How we work
- Review your goal and budget and shortlist suitable properties
- Legal check of the title and official valuation
- Title deed (tapu) transfer and annotations
- Preparing and following your residency or citizenship file until it is issued
